At all real estate meetings, boot camps, or seminars the topic of advertising comes up. Everyone will mention Facebook (that’s a whole different story) which is likely closely followed by a comment about Twitter. So… let’s evaluate is Twitter valuable? If it IS worth it, how can you best use it for the best results? First, lets look at just what Twitter really is and what it can accomplish for your marketing efforts.

Twitter.com is a website where anyone can create a profile and become a “micro-blogger” Twitter is like a regular blog (aka web-log) in that it lets you say anything you desire to say to anyone and everyone who will see it – with one exception. Twitter only allows you to express yourself–0 characters at a time. So it’s a little like using you cell phone to send the world a text message. When you find a profile of someone whose–0 character Twitter posts (called “tweets”) you can “follow” them – whenever they post something new, it will appear on your Twitter home screen. If someone finds YOUR profile and follows YOU, then you will be notified that someone is “following” you. Now that you know the basics, let’s talk about making this a useful and PROFITABLE tool for you.

Because the old adage “Out of sight, out of mind” is usually true, you’ll need to stay active with your “tweeting” you should be posting at least once a day. Find something to say specific to real estate – something that other people will find useful. If you just start blasting info about properties you have for sale, it probably won’t get you as far as you hope. After all – when was the last time you opened and read an email from someone trying to sell you something?

If you give your followers information they can use or information they find interesting (even if it ISN’T about real estate) then you’ll have an opportunity to keep their attention. When you gain their trust, they’ll be more willing to consider what you have to say when you do offer them a property you have listed.

Twitter, like other social networking sites, is a wonderful way to network and connect with people – just keep in mind that they are real people and desire to be respected and treated like real people. They aren’t dollar signs. So connect when someone follows you, send them a short personal “tweet” letting them feel you appreciate them.

Remember that being real with people and giving thoughtful content is what Twitter is all about – the money will follow if you treat people like people and post regularly so that your Twitter marketing is consistently on the radar! The more you do this, the larger your following will be – and the larger your following, the better your chances of communicating with someone who wants to make a deal – which, of course, means a better chance for you to profit!

Sales of existing U.S. homes increased a record 9.4 percent in September as Americans rushed to take advantage of a tax credit for first-time buyers before it expires in November. Purchases rose to a 5.57 million annual rate, higher than forecast and the highest in more than two years, the National Association of Realtors said recently in Washington.

InvestorCompsOnline.com has trained our clients to take advantage of this “surge” by teaching them to accurately valuate property and keeping them up to date on all the latest trends in the real estate industry.

The September increase in combined sales of single-family houses and condominiums was the biggest since comparable records began in’99. This is largely in part due to REO deals. The share of homes sold as foreclosures or otherwise distressed properties was 29 percent in September from 31 percent in August. REOGoldMiner.com has provided access to these deals for many of our InvestorCompsOnline.com members. At REOGoldMiner.com members can find and valuate these in demand distressed deals with the click of a button.

InvestorCompsOnline.com’s research has indicated sales of existing single-family homes rose 9.4 percent, the largest gain since’86, to an annual rate of 4.89 million. Sales of condominiums and cooperatives rose 9.7 percent to a 680,000 rate.

Purchases of previously owned properties, which consist of more than 90 percent of the market, are tabulated when sales close and therefore indicatet contracts signed a month or two prior. Sales of newly built houses, which comprise the rest, are recorded when a contract is signed, and may therefore slow months before the tax credit expires. Buyers must close before the Nov. 30 deadline to be eligible to receive the tax credit.

Many investors are praying for an extension of the tax credit to continue this increase in the market as last month’s sales were largely dependent on the tax credit.

Many Realtors’ groups are petitioning to extend the first-time homebuyers credit on concern desire will wane when it lapses. Many senators have begged their colleagues to extend the credit until next June.

Whether the tax credit is extended or is not, InvestorCompsOnline.com and REOGoldminer.com has the tools needed for our clients to continue to take advantage of this profitable market.

To have access to the lucrative REO deals available in this current real estate market visit REOGoldMiner.com and InvestorCompsOnline.com to get the training necessary to remain successful in this current market.
REO properties are one of the hottest ways to invest in real estate right now. Banks do not need to, nor do they want to; hold onto these properties for any longer than they have to. This is why, REO properties can be had for nearly any reasonable offer. Of course, there are many things to consider about these properties.

An investor should carry out a complete inspection of the property which should be inclusive of the major structures of the property. The roof, sub flooring, basement, plumbing and wiring should also be accessed.

Make sure to do a detailed title search pertaining to the property. There are some property titles that have tax liens and this tax can be forwarded to the buyer of the property.

Most importantly though you need to know what the property should be bought for and what is worth after repair.

Use REOGoldMiner.com to find the REO deals and InvestorCompsOnline.com to analyze the current market value of the house you want to purchase as well as those of similar properties in the area. You will save time and money if you conduct a little research before you make bids on the properties in question.

So what should you look for to accurately analyze the data from InvestorCompsOnline.com? Compare properties using these top three items: year built, room count, and square footage. When looking at the prior sales provided, compare your property to sales with those similarities. This will give you the best view of what similar properties have been selling for as is and ARV.

Investing in real estate is not only about selling a property and making money from it. It often requires some research in order to evaluate its value and to best price the property. By using REOGoldMiner.com and InvestorCompsOnline.com, you will have access to the best REO deals and be able to learn how to set the price for it to buy or sell.

by Angela Kleneirtski

A bank foreclosure is similar to any type of foreclosures. If you’re looking for a cheap home, looking at a bank foreclosure listing could be your best option. Contrary to common belief, bank foreclosed homes are actually cheaper and safer deals compared to other foreclosed houses.

A lot of bank-financed homes get foreclosed everyday. the reason why it is cheap is because banks don’t have any use for stagnant assets like houses, they would want to keep their money moving that’s why they sell the property as fast as possible even if they don’t get any profit. they just have to sell it less than it’s real value. And in return gives buyer a great deal.

Buying foreclosed homes may give buyers problems like the actual condition of the property And the task of having to evict tenants and unwanted “pets” that may have been left behind.Tenants may also tend to leave vandalism as an act of vengeance.

The edge of buying bank foreclosures is that it eliminates problems like that. Because banks have a “cash for keys” policy wherein they offer amiable terms to help uprooted tenants back on their feet in exchange for the foreclosed home. To keep away from those problems, you should definitely keep your choices down to bank foreclosed home listings.

But you should also be smart enough to check for the property before buying. You can also consult with a broker first if you’re interested about a particular foreclosed home. This way, you’ll avoid buying foreclosed homes that lie in the fault line, or homes that have been vandalized.

Consulting before bidding saves you from overbidding for the property. And if it starts getting way out of your budget don’t hesitate to try other listings.

by Angela Kleniertski

There are broad ways of explaining REO but just to simplify the term, REO stands for Real Estate Owned. These are properties owned by banks or financial institutions most of the time it is a group of houses.

There are two options on how the banks sell the property either tagged it as “bank owned” which would tell that the lender is ready to sell the property as soon as possible. Or either put the property on auction status and attempt to sell the house at auction to the highest bidder.

But most of the time the selling the property through auctions is a disappointment. No one would want to buy properties on auctions because the lender usually is not satisfied with the bid or amount.

Banks also do not want to have these properties in their hands for long because it would not give them any return of investment that’s why they put these properties on REO status.

By putting the property in REO status, It would be then marketed to the real estate investors. These are companies who are looking for properties at a cheap price and reselling it at their own desired prices.

by Angela Kleniertski

There are different types of foreclosure; one of these is the most popular foreclosure called the REO. REO serves as Real estate Owned property. These are the result of foreclosures that went through legal process and were claimed back by banks or other financial Institution.

Everyone is dreaming of having a house of their own, investing into a REO property is the best option anyone can do, why? because usually REO properties are owned by banks or financial institutions. These establishments would not want the headache of dealing with the problem. So they would want to sell these properties as soon as possible.

Fortunately the government provides loans for low income groups in which The borrower can loan a certain amount depending on the value of the property but payable with in 33 years. so instead of renting a house they could have their own house and not waste their money.

These are the benefits of purchasing REO properties: 1. Financial institutions or banks will take care of the cover cost like taxes. 2. Since banks or financial institution has already paid the cover cost, buyers will be provided with a clean title.3.No difficulties in accessing the property during inspection 4.Savings in purchasing which will range to 20%-30%. 5.In REO there are no tenants to evict, that means purchasing an REO is stress and hassle free 6.Less down payment on the property

Usually, people from banks or financial institutions are not real estate businessmen. So they really need to make sure that they inspect the property well before selling or else they would end up not closing the deal from the buyers or investors. that would be one huge problem.

Inspection of the property is really important they need to make sure that everything is fixed like the foundation, general construction, electrical system, plumbing system, exterior, roofing and even the attached structures. and they need to know the cost also.

In doing so, buyer or investor would make a great deal on the property, they get the lowest value and resell it to gain more that’s that wisest way to do with REO’s.
